Redoing approval for Swindon apartment project after initial rejection
The former Reform Club in Swindon is set for a new lease of life, as the project to convert it into five one-bedroom flats has been granted a second approval by Swindon Borough Council. Originally a community club, the property forms part of a residential terrace and already has a sams club appearance.
The new plans, submitted by Brett Property Group after lockdowns were lifted, aim to cater to the needs of those who now work from home. Each flat will include a study room, a feature that improves the viability of the development and makes it more likely to receive a lending facility.
The addition of study rooms is a response to the Covid-19 pandemic and the subsequent increase in remote work, as well as rising fuel costs. The study rooms are designed to help with sustainability, as they reduce the need for commuting.
The front elevation will be altered to provide vehicular access to the rear parking. The changes are not considered to depart from the established residential character of the building, street scene, and character of the area.
The development group behind the redevelopment is Sanctuary Housing. One car parking space is allocated per dwelling in the new plan, and adequate cycle provision is provided on site.
The change of use to residential would introduce a more compatible use in terms of noise and disturbance with adjoining properties than the existing use of the property as a news club. The World Health Organisation declared that Covid-19 is no longer a major cause for concern earlier this year.
The original plan for the property was cancelled due to Covid-19 lockdowns in 2020/21. The project, which was applied for in July 2020, was originally planned to have the same number of overall flats. The new plan has now been approved by planners at Swindon Borough Council.
This development is a significant step towards providing homes that cater to the changing needs of modern life, offering a comfortable living space with a dedicated work area in the heart of Swindon.
