Increased endorsement for the housing sector outweighs the detractors' opinions
In a comprehensive survey of the real estate market in the Rostock district, the city of Gnoien emerged as the top performer with a score of 6.25 points. The city of Schwaan and Krakow am See, however, found themselves at the bottom of the middle field, scoring 4.64 and 4.8 points respectively.
The city of Güstrow, approximately 50 kilometers from Rostock and about 60 kilometers from Schwerin, ranked fifth with a score of 5.25 points. Some participants praised Güstrow for its recent renovations and the beauty of its city center, while others criticized the high rents that make it almost impossible for a single person to afford an apartment, with two-thirds of one's income going towards rent considered unfair.
Lalendorf, a large municipality, ranked second with 6.24 points, followed closely by Bützow in third place with a score of 6.11 points. Teterow ranked fourth with a score of 5.36 points.
The survey also highlighted some areas for improvement. In Schwaan, there were complaints about a lack of apartment blocks, while in Güstrow, the housing supply has significantly decreased, with newly developed building areas remaining empty. Some participants in Bützow expressed a desire for more senior-friendly housing, and in Teterow, there was a wish for more housing areas.
A unique suggestion was made by a participant who proposed selling unused municipal property in Teterow to generate revenue and property tax income. Another participant from a village near Schwaan wished for a simpler conversion of land to building land.
The survey, which had a total participation of 16,664, with 15,183 from the focus regions of MV, Uckermark, and Prignitz, also revealed concerns about the quality of housing, particularly in Krakow am See, where a participant criticized the poor housing quality and struggling real estate market.
In addition to the real estate evaluation, the results for the categories of Sports & Clubs and Leisure & Pets will be looked at next. The district of Rostock had 1,416 participants in the survey, with Roggentin having the highest participation in the real estate market survey in the Rostock district.
Free plots of land are available in Teterow's "Am Mühlenberg" area, and some participants in Gnoien criticized its neglected and dilapidated plots of land. Despite these criticisms, Gnoien remains the city with the highest score in the real estate market evaluation.
The survey provides valuable insights into the current state of the real estate market in the Rostock district and offers suggestions for improvement. The results will undoubtedly guide future planning and development decisions in the region.
