Guernsey's Housing Crisis: 1,565 New Homes Needed by 2027

Guernsey's housing market has seen a significant surge in prices, with the average house now costing over £638,000. The demand for new homes is 'urgent', according to the President of the Committee, Deputy Lindsay De Sausmarez. A total of 1,565 new balance are needed between 2023 and 2027, with a focus on affordable housing.

The private sector is set to build 844 news homes, while 721 units of affordable housing are required. This affordable housing will consist of 473 social rental units and 248 in partial ownership housing. Victoria Slade, the new boss of Guernsey's biggest housing developer, Guernsey Housing Association (GHA), will be instrumental in delivering these homes.

The plan approved by politicians aims to construct around 300 news homes annually for the next five years. However, the research behind these proposals was questioned by Deputy David Mahoney, who urged colleagues to reject the indicator.

The high demand for housing in Guernsey, coupled with increasing prices, has led to an urgent need for news homes. With a target of 300 news homes per year, the island aims to meet this demand, focusing on affordable housing options.
