The Kretz family's luxury real estate investment club, dubbed 'The Kretz Club', debuted in October 2020 and currently boasts around 500 members. By the end of 2025, a new influx of registrants is anticipated to join, according to Alexandre Bruneau, CEO of the Kretz group.
As the Livret A rate is set to decrease on August 1st, savvy investors looking for profitable alternatives are turning their attention to the exclusive Kretz Club. Established by the affluent Kretz family behind the luxury real estate group, Kretz, and promoted by the TV show "L'Agence", the prestigious investment club allows individuals to invest in high-end properties along with the Kretz family. At the moment, there are only about 400 spots remaining, due to the application process's rigorous interview selection process to ensure potential investors are well-versed in the investment's risks and opportunities.
The Kretz Club's investor profiles are diverse, encompassing property traders, business entrepreneurs, software developers, real estate agency owners, senior industry executives, and more. As the club nears its 500-member capacity, it plans to launch another wave, likely by the end of the year.
For an entry fee of 1,000 euros, members may partake in one of the various real estate projects that the Kretz family is set to unveil, thanks to their extensive network. This initial fee is supplemented by a yearly 2,000 euro payment, which grants access to club advisors reachable throughout the week to discuss the progress of the projects. Properties range from Parisian apartments to chalets in the mountains, rural homes in the South of France or Normandy, and more. Investment risk evaluations are done by Clubfunding, the Kretz Club's crowdfunding partner.
Members of the Kretz Club have the option to invest in equity or bonds. In an equity investment, one contributes funds, such as 1,000 euros, to a special company created to finance a property purchase and renovation, such as a villa in Saint-Tropez. Once completed, the house is sold, and the profit is shared among the investors. In a bond investment, an investor provides financing to a property merchant who purchases, renovates, and sells a dwelling with profit, leveraging funds from the Kretz Club investors via bond emissions yielding monthly interest.
Despite the lingering real estate crisis, the Kretz Club maintains that their investment offerings provide attractive yields. In recent years, the real estate crowdfunding sector in France has faced challenges, with a 25.8% decline in collected funds from investors in 2024, as indicated by data from Forvis Mazars and France Fintech. The Kretz Club seeks to mitigate risks by carefully vetting the projects they accept, with only 3% being approved. The club has experienced impressive growth, with a 30% increase in the Kretz group's turnover in 2024 compared to the previous year, and plans for further growth moving forward.
