Forbes International Tower: A Sustainable and Luxurious Commercial Hub in Cairo

The Forbes International Tower, a new luxury commercial project in Cairo, is set to become a beacon of sustainability and innovation in the Middle East and North Africa (MENA) region. Developed by Magnom Properties, this Platinum LEED certified tower is poised to redefine high-performance buildings in Cairo.

Located in the north Central Enterprise zone of Cairo's New Administrative Capital, the Forbes International Tower boasts a net-negative carbon lifecycle and a commitment to reducing carbon emissions through the use of green hydrogen as a clean energy source. This marks the first time Forbes has been branded as a business tower, a testament to the reputable publishers' commitment to promoting entrepreneurial industrialism.

The tower, designed by Adrian Smith + Gordon Gill Design (AS+GG Design), features two pairs of interconnected office towers, embodying modern, sustainable architecture. Inside, employees will find 'biophilic' designs that enhance air circulation, bring nature indoors, and contribute to improved well-being.

The Forbes International Tower will also incorporate state-of-the-art sustainable lighting technology, in partnership with German luxury lighting brand Occhio. Additionally, the tower will utilize solar panel roofs, automated cooling and heating field devices, and intelligent structure technology to optimize energy efficiency.

Mike Federle, CHIEF EXECUTIVE OFFICER of Forbes, has stated that the Forbes tower will provide a cutting-edge and responsible space for businesses, aligning with the tower's ecologically responsive design. The project represents a USD 1 billion investment, underscoring its significance in the region.

The Forbes International Tower is being built by Magnom Features, and a Memorandum of Understanding for its development was signed at the Dome at WEF in Davos by Abdulaziz Al Turki and Mike Federle. With its receptive skyrocketing glass, steel, and photovoltaic-laced style, the Forbes International Tower is set to become a landmark in Cairo's skyline.

Projections for Egypt's property sector show a 6.5% Compound Annual Growth Rate (CAGR) development between 2022-30, higher than the international market average. This promising outlook for the Egyptian economy, coupled with investments in MENA reaching an 8-year high, makes the Forbes International Tower a timely and strategic investment.
