Bounceback of Landshut's property and land sector
The Landshut County real estate market has shown signs of recovery in 2024, as indicated by the latest Ground and Real Estate Market Report. Presented by Peter Dreier, the report provides first-hand information about the local market to all interested parties.
The report, available for further information and detailed analyses at this link, contains evaluations of all ground and real estate transactions in the county, including agricultural and forestry land, residential properties, and condominiums.
One of the key findings of the report is the rise in real estate prices in some parts of the market. Particularly in the condominium market, prices are on the rise again. This trend is evident both for new and existing properties, with twice as many sales of new condominiums in 2024 compared to the previous year.
The average price paid for individual residential building land in 2024 was around 300 euros per square metre. Meanwhile, the turnover in money for real estate sales rose by almost a third to 468 million euros. The number of concluded purchase agreements increased by 17% compared to the previous year, with a total of 1,245 properties sold.
However, the price for single and two-family houses remains stagnant despite the increased turnover. Building land for these types of houses continues to set a new negative record in terms of the number of fully developed building plots sold.
The prices for agricultural and forestry land throughout Landshut County have experienced a slight decrease, according to the report.
The report also includes index series for selected sub-markets, and is based on the collection of purchase prices maintained by the business office of the expert committee. It offers a comprehensive overview of the local real estate market and serves as a valuable resource for anyone looking to buy or sell property in the area.
