Anticipated Commencement of Construction for Neulichterfelde Residential Project set for 2024 by the Investor
In the heart of Berlin-Lichterfelde, the Groth Group has ambitious plans that span over two decades. The project management process, named 'Neulichterfelde,' covers an expansive area of 36 hectares and promises to transform the landscape with its comprehensive development.
The project, which includes 540 social housing units, 1,540 rental and owner-occupied apartments, and 420 row houses, is expected to take around ten years to construct, if everything goes well. From acquiring the plot to completing the project management, it is expected to take nearly 25 years.
Thomas Groth, the founder and owner of the Groth Group, acquired the area in Lichterfelde as early as 2012. The company has been waiting since then to receive building rights for the 'Neulichterfelde' project. Groth expects his company to receive these rights in June 2023. Construction on the project is expected to begin in the year following the receipt of building rights.
The project management also includes additional facilities such as offices, doctor's practices, and shops for local supply. Three daycare centres with 260 places and a three-winged primary school with a large sports field and gymnasium are part of the project.
Groth criticizes the slow pace of the public Berlin administration and accuses previous state governments of lacking the will to implement housing construction projects promptly. He suggests optimizing process flows within the districts themselves to speed up construction projects.
The assessment of public objections to the 'Neulichterfelde' project is currently underway. The head of the Steglitz-Zehlendorf district office, Dr. Andreas Jacobs, is overseeing the process, but there is no available information on how long the approval process for the start of construction for the 'Neulichterfelde' project has taken so far.
Groth demands a person in each district responsible for major projects, with overall control and decision-making authority. He estimates that he will be 70 years old by the time the 'Neulichterfelde' construction project is completed, assuming it begins next year.
Despite the challenges, Groth remains optimistic about the project. He believes that the 'Neulichterfelde' project will greatly contribute to the housing market in Berlin-Lichterfelde, providing much-needed apartments and facilities for the community.
